An executive maisonette in Bishan has been sold for a record $1.588 million, setting a new high not just for the area but for this flat type across Singapore. The rare unit is located at Block 194, Bishan Street 13. According to Shin Min Daily News, it surpasses the previous Bishan HDB resale record of $1.568 million and the former executive maisonette record of $1.51 million elsewhere in the country. Although the transaction has yet to appear on HDB’s website due to pending paperwork, Shin Min Daily News managed to speak to both the seller’s agent and the buyer. The unit was marketed by Louis Tey from Huttons. He said most executive maisonettes are around 1500 square feet, but this one is a spacious 1755 square feet and comes with a rare open rooftop terrace — a feature not commonly found in HDB flats. Based on his research, there are only a few such units in Bishan, and they hardly appear on the resale market. Once listed, the unit generated huge interest, with over 50 potential buyers calling to enquire. During a two-hour viewing session, 22 groups came down to take a look. Four of them offered serious prices, but the unit was eventually sold to a buyer in his 30s for $1.588 million. The buyer, 33-year-old financial advisor Chen Jun’er (transliteration), said it’s the first property for him and his wife. After more than three years of unsuccessful attempts at BTO and Sale of Balance Flats, they decided to switch to the resale market. Plans to stay long term The couple had been living with their parents and wanted their own space. Initially, they looked at Bidadari resale flats, since both their parents live around Woodleigh. But the newer flats there were smaller and less attractive. When they saw the Bishan unit, they were immediately drawn to it, especially with so many other buyers also interested. That’s when they decided to make a bold offer. He said one of the biggest draws was the open-air terrace, perfect for watching sunsets. Another key reason was the space. As the couple plans to stay long term, the spacious layout gives their pet dog more room to run around. The location was also a big plus. It’s near good schools, making future planning for kids more convenient. Plus, it’s close to the MRT, bus interchange, and shopping malls. “We plan to live here for at least 10 years, and maybe even longer if we still like it,” he said.
